Covering M33 and neighbouring districts
Jobs across M33, M32 and M21 are part of our normal cover for Sale. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Stretford and Urmston are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
What the job includes
- Outside inspection of glass, frame, sealant, flashing and roof covering
- Failed sealant cut out, joints cleaned, dried and resealed
- Controlled water test where it helps pin down the entry point
- Water lying against the kerb — We check whether rainwater sits against the upstand after it stops raining.
- Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.
How a repair visit goes
A repair visit starts outside. The fitter looks at the roof around the unit for ponding, split membrane, loose flashing and failed sealant, then moves inside to check stains, the frame and the condensation channels. Where it helps, a controlled water test narrows down the entry point. Before leaving, they explain what they found and whether a small fix can be done within the agreed visit, or needs a separate written quote.
Regulations for Sale properties
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
What to send us
Photos help us price the visit. Send one of the stain or drip inside, one of the rooflight from outside if you can reach a safe viewpoint, and a note of when it leaks: in heavy rain, in wind, or all the time. Add the postcode, M33 or similar, and how the roof is reached.
Common questions in Sale
Will resealing fix my leaking rooflight?
Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.
Do you charge for a leak investigation in Sale?
Yes. Tracing a leak properly takes time on the roof, a close look at the frame and sometimes a water test, so the visit is charged. We confirm the price before you book, so there are no surprises. If a repair is needed beyond what can be done during the visit, it is quoted separately in writing and you decide whether to go ahead.
Should I repair or replace my old leaking rooflight?
It depends on the age and condition of the unit and what has failed. A single perished seal or a blocked channel is worth repairing. A brittle, discoloured dome, a rotten kerb, or several faults at once usually make replacement the better value. After the diagnostic visit we set out both options with prices, so you can decide with the full picture in front of you.
