Rooflight leak repairs in Belfast

Water dripping under a rooflight does not always mean the rooflight itself has failed. It might be the sealant, the flashing, the upstand, or water sitting on the roof against the kerb. That is why a repair in Belfast starts with finding the cause rather than reaching for a sealant gun. The investigation visit is charged, and we confirm that price before you book it. Once we know what is wrong, you get a written quote for the repair, or honest advice that replacement makes more sense.

Fitting across Belfast and nearby

If you also own a property or a business unit in Castlereagh, Newtownabbey or Lisburn, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and BT1, BT2 and BT7 sit comfortably within that pattern.

On the day, we cover

  • Rotten kerb sections replaced where the timber has gone soft
  • Controlled water test where it helps pin down the entry point
  • Failed sealant cut out, joints cleaned, dried and resealed
  • Upstand height and condition — We measure the kerb and probe the timber for softness.
  • Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.

How a repair visit goes

A repair visit starts outside. The fitter looks at the roof around the unit for ponding, split membrane, loose flashing and failed sealant, then moves inside to check stains, the frame and the condensation channels. Where it helps, a controlled water test narrows down the entry point. Before leaving, they explain what they found and whether a small fix can be done within the agreed visit, or needs a separate written quote.

Planning, building control and Belfast

For a home in Northern Ireland, check planning first: rooflights are excluded from permitted development in conservation areas and within the curtilage of listed buildings, and elsewhere must keep 0.5 m clear of the ridge, eaves and verges. Then building control: a new opening alters the roof structure, so expect a building control application and confirm with your council, and the glazing must achieve WER Band C or 1.6 W/m²K. We check both for your address before quoting.

What to send us

Tell us where the water appears, how long it has been happening and what the weather was doing when it started. A couple of photos from inside and outside, plus the postcode, let us price the visit before you book and plan what the fitter brings.

Common questions in Belfast

Should I repair or replace my old leaking rooflight?

It depends on the age and condition of the unit and what has failed. A single perished seal or a blocked channel is worth repairing. A brittle, discoloured dome, a rotten kerb, or several faults at once usually make replacement the better value. After the diagnostic visit we set out both options with prices, so you can decide with the full picture in front of you.

Is it condensation or a leak?

Condensation tends to appear on cold mornings, on the inner face of the glass, and runs down the frame. A leak usually follows rain or wind from a particular direction and often stains the ceiling around the opening. Blocked condensation channels can make the two look alike. Photos and a note of when it happens help us narrow it down before the visit.

Why is my rooflight leaking?

The usual causes are sealant that has cracked or pulled away, flashing or membrane that has perished at the edges, condensation channels blocked with dirt, water ponding against the kerb, or a seal failing on the glass unit. Sometimes the water is coming in elsewhere and running along to the rooflight. A diagnostic visit finds the real source before anyone starts applying sealant.
