Where our fitters travel
Antrim and the districts around it, BT41, BT29 and BT39, all sit inside our working area. So does the ground between Antrim and Ballymena (10 miles), and on towards Newtownabbey (13 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
Included in the work
- Outside inspection of glass, frame, sealant, flashing and roof covering
- Lifted flashing or tape removed and renewed
- Failed sealant cut out, joints cleaned, dried and resealed
- Leak or condensation — We work out whether the water is coming from outside or forming inside on cold glass.
- Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.
How a repair visit goes
On arrival we agree access and protect the floor. Then a methodical check: glass for misting or cracks, seals for gaps, the frame for movement, the upstand and roof covering for splits or water lying against the kerb. If the cause is obvious and minor, it can usually be sorted as part of the visit. If not, you have the evidence and a priced repair plan, and the choice is yours.
Regulations for Antrim properties
Northern Ireland's building regulations set a minimum of WER Band C or 1.6 W/m²K for rooflights and roof windows in existing homes, assessed under Technical Booklet F1. New openings involve trimming the roof structure, so expect a building control application. Many house rooflights don't need planning permission, but conservation areas and listed buildings are excluded, and side windows near a boundary have obscure-glazing rules. We confirm what applies.
What to send us
Photos help us price the visit. Send one of the stain or drip inside, one of the rooflight from outside if you can reach a safe viewpoint, and a note of when it leaks: in heavy rain, in wind, or all the time. Add the postcode, BT41 or similar, and how the roof is reached.
Common questions in Antrim
Can you replace just the misted glass?
Often, yes. Misting between the panes means the sealed unit has failed, but the frame around it may be perfectly sound. Where the maker's design allows the glass to be changed, we measure the unit and fit a replacement, which costs less than a whole new rooflight. Where it does not, or the frame is also worn out, we explain why replacement is the better option.
Will resealing fix my leaking rooflight?
Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.
Do you charge for a leak investigation in Antrim?
Yes. Tracing a leak properly takes time on the roof, a close look at the frame and sometimes a water test, so the visit is charged. We confirm the price before you book, so there are no surprises. If a repair is needed beyond what can be done during the visit, it is quoted separately in writing and you decide whether to go ahead.
Send photos of the problem in Antrim and we will price the visit before you book it.
