Rooflight glass replacement in West Sussex

We cover 32 postcode districts across West Sussex, and we fit rooflight glass units in all of them. The work itself does not change from one district to the next. A rooflight glass unit still needs a correctly sized opening, an upstand or flashing to suit the roof, and sealing that matches the covering. What does change is access: terraced streets, long gardens, steep pitches, tight parking. We price that honestly in the written quote rather than averaging it out across every job.

Towns we list in West Sussex

Fitting across West Sussex means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in England, from single domestic jobs to multi-unit commercial sites.

What's included

  • New unit set on packers, then beaded, capped or bonded as designed
  • Joints water tested and the glass cleaned inside and out
  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • Can the glass come out? — We check whether your rooflight has removable glass or a bonded unit before booking a fitting visit.
  • Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.

Rules that apply in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Common questions in West Sussex

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.

Is new glass or a new rooflight better value?

If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.

Is the measuring visit charged?

Yes. The first visit measures the existing glass and checks the frame, and it is charged. We confirm that price before you book. The fitting of the new glass is then priced in writing, so you see the full cost before anything is ordered.
