Towns we list in Kent
From the larger towns to the smaller places in between, we take on rooflight fitting across Kent. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in England, where they arise, are covered by arrangement, and we tell you that before quoting.

What the job includes
- New glazing tapes, gaskets or sealant fitted to suit the frame
- Sealed unit ordered to match or improve on the original glass
- Measuring visit to size the glass and identify its make-up
- Weight and lifting — We plan how a heavy pane gets onto the roof and into the frame.
- Condition of the frame — We look at the frame closely before committing to new glass.
Rules that apply in England
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Common questions in Kent
Is new glass or a new rooflight better value?
If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.
Can you replace just the glass in my rooflight?
Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
Is the measuring visit charged?
Yes. The first visit measures the existing glass and checks the frame, and it is charged. We confirm that price before you book. The fitting of the new glass is then priced in writing, so you see the full cost before anything is ordered.
