Rooflight glass replacement in Eastleigh

A misted or cracked rooflight does not always need a whole new unit. If the frame is sound and the seals around it are dry, we can often measure for a new sealed glass unit and fit it into the existing frame in Eastleigh. The first visit is to measure and check the frame, which is charged, with the price confirmed before you book. The new glass is then made to size, and a second visit fits it. If the frame itself has failed, we tell you that a replacement rooflight makes more sense.

Is your address covered?

Looking at a property near Eastleigh but not quite in it? We work across SO50, SO53 and SO18 and outwards to Bishopstoke, Hedge End and Southampton. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Eastleigh.

What we do on the day

  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • Old glass taken out safely and removed from site
  • Joints water tested and the glass cleaned inside and out
  • Condition of the frame — We look at the frame closely before committing to new glass.
  • Can the glass come out? — We check whether your rooflight has removable glass or a bonded unit before booking a fitting visit.

How the glass is replaced

On the fitting visit, the room below is protected first. The beads or cappings come off, the old unit is lifted out with suction lifters, and the rebate is cleaned and checked for damage or blocked drainage. The new sealed unit goes in on fresh packers and gaskets, the cappings are refitted and sealed, and the glass is cleaned. Most glass swaps take half a day once the new glass is made.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send us

To price the measuring visit, send a photo of the rooflight from inside showing the misting or crack, one from outside if you can reach a safe viewpoint, and the rough size of the glass. If you know the make or have the original paperwork, include that too, along with the postcode.

Common questions in Eastleigh

Is new glass or a new rooflight better value?

If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
