Loft conversion roof windows in Eastleigh

Cut the opening. Trim the joists or rafters. Build the upstand or fit the flashing kit. Fix the unit, seal it, finish the inside. On a new opening, that is the whole job in plain terms, and each step has to be right for the next one to work. We carry out this work in Eastleigh and across Hampshire, either installing a unit you have bought or sourcing one for you. You get a written quote with the scope set out, and a written workmanship guarantee on the fitting with its terms on that quote.

Covering SO50 and neighbouring districts

Covering Eastleigh means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in SO50, SO53 and SO18, and are happy to quote further out in Bishopstoke and Hedge End. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

What we check on a supplied unit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a loft roof window, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the opening size and the flashing kit it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What the job includes

  • Matching or combination flashing kits for windows side by side
  • Insulation collars fitted so the room's insulation meets each frame
  • Window positions set out on the slope to line up inside and out
  • Approved loft drawings — We work to the window positions on your approved loft drawings or agree changes with your builder first.
  • Fitting stage and weather — We plan when the windows go in around the rest of the conversion.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a loft roof window, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around SO50 and we will come back with a quote or a survey date.

Common questions in Eastleigh

How long does fitting take?

Fitting a loft roof window into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Do you cover Eastleigh?

Yes. Fitters travel to addresses in Eastleigh and the surrounding districts, including SO50. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Got a unit waiting to go in, or need one sourced? Either way, start with your Eastleigh address and a couple of photos.
