Rooflight glass replacement in Newtownards

Glass replacement is a two-visit job. On the first, the fitter checks the frame, the gaskets and the drainage, and measures the existing unit exactly, including its thickness and glass type. That visit is charged and priced before booking. Once the new sealed unit has been made, the second visit takes the old glass out, cleans and checks the rebate, and beds the new unit in. We do this for rooflight glass units in Newtownards.

Where our fitters travel

Newtownards and the districts around it, BT23, BT19 and BT16, all sit inside our working area. So does the ground between Newtownards and Bangor (5 miles), and on towards Castlereagh (8 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Included in the work

  • Sealed unit ordered to match or improve on the original glass
  • Old glass taken out safely and removed from site
  • Frame rebate cleaned and checked for damage, corrosion or failed seals
  • Matching the glass make-up — We identify the existing glass so the replacement performs at least as well.
  • Can the glass come out? — We check whether your rooflight has removable glass or a bonded unit before booking a fitting visit.

How the glass is replaced

On the fitting visit, the room below is protected first. The beads or cappings come off, the old unit is lifted out with suction lifters, and the rebate is cleaned and checked for damage or blocked drainage. The new sealed unit goes in on fresh packers and gaskets, the cappings are refitted and sealed, and the glass is cleaned. Most glass swaps take half a day once the new glass is made.

Do you need permission in Newtownards?

In Northern Ireland, the energy standard for a new or replacement rooflight or roof window in an existing home is WER Band C or a U-value of 1.6 W/m²K, under Technical Booklet F1. Cutting a new opening alters the roof structure, so a building control application is expected; confirm with the council's building control team. Planning permitted development covers many rooflights on houses if they stay below the ridge, project no more than 15 cm on a road-facing slope and sit at least 0.5 m from the ridge, eaves and verges.

What to send us

To price the measuring visit, send a photo of the rooflight from inside showing the misting or crack, one from outside if you can reach a safe viewpoint, and the rough size of the glass. If you know the make or have the original paperwork, include that too, along with the postcode.

Common questions in Newtownards

Is new glass or a new rooflight better value?

If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
