Rooflight glass replacement in County Armagh

No two rooflight glass units in County Armagh cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote rooflight glass replacement across County Armagh with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in County Armagh

County Armagh is part of our normal coverage in Northern Ireland. Fitting teams travel out to the property, so a town-centre terrace and a house down a farm track are treated alike, as long as a fitter can get the unit to the roof safely. Dates are offered according to fitter availability, and the cost of travel is already in your written quote.

What's included

  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • Joints water tested and the glass cleaned inside and out
  • Old glass taken out safely and removed from site
  • Can the glass come out? — We check whether your rooflight has removable glass or a bonded unit before booking a fitting visit.
  • Weight and lifting — We plan how a heavy pane gets onto the roof and into the frame.

Rules that apply in Northern Ireland

Northern Ireland has its own rules. Permitted development for rooflights on a house requires the unit to sit below the highest part of the roof, project no more than 15 cm where the slope faces a road, and stay at least half a metre from the ridge, eaves, party wall and verge. It doesn't apply in conservation areas or within the grounds of a listed building. For building control, structural roof alterations need an application, and rooflights must meet WER Band C or 1.6 W/m²K.

Common questions in County Armagh

Is new glass or a new rooflight better value?

If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
