Pitched roof window installation in Middlesbrough

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Middlesbrough is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every pitched roof window we install, from a new opening to a straight swap or a fit-only job. We cover Middlesbrough, the TS1 district and the rest of North Yorkshire.

Areas around Middlesbrough we cover

Middlesbrough and the districts around it, TS1, TS2 and TS4, all sit inside our working area. So does the ground between Middlesbrough and Billingham (2 miles), and on towards Stockton-on-Tees (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Buying your own, or letting us supply

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a pitched roof window on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

What we do on the day

  • Insulation collar and vapour layer fitted to stop a cold edge
  • Window frame fixed on its brackets, square and at the right height
  • Flashing kit matched to tiles, slates or a recessed fit
  • Energy limit for roof windows — We check the window's published figures against the energy limit for existing homes.
  • Head height and view — We think about how the window will be used from inside before fixing its height.

What happens on the day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a pitched roof window: one day, weather permitting.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around TS1. That is enough for a first price.

Common questions in Middlesbrough

What if my roof opening is the wrong size for the pitched roof window?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Will my new pitched roof window leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Do you cover Middlesbrough?

Yes. Fitters travel to addresses in Middlesbrough and the surrounding districts, including TS1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Got a unit waiting to go in, or need one sourced? Either way, start with your Middlesbrough address and a couple of photos.
