Roof lantern installation in Sunderland

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for roof lantern installation in Sunderland, internal finishing is listed so you can see whether it is included or left for your decorator. That way a roof lantern looks right from the room below as well as from outside. We cover Sunderland and properties throughout Tyne and Wear.

Covering SR1 and neighbouring districts

Covering Sunderland means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in SR1, SR9 and SR2, and are happy to quote further out in Seaham and Washington. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Already bought your unit?

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a roof lantern, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

Included in the work

  • Frame assembled on the kerb in the maker's set order
  • Upstand checked for size, level and square before the kit is opened
  • Roof membrane checked where it meets the lantern frame
  • Heat and glare — We talk through the glass options before you order a large lantern.
  • Following the build order — We assemble lanterns in exactly the sequence the instructions give.

Fitting your roof lantern, step by step

Where a job takes one to two days, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof lantern is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Regulations for Sunderland properties

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Help us quote accurately

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around SR1. That is enough for a first price.

Common questions in Sunderland

Do you cover Sunderland?

Yes. Fitters travel to addresses in Sunderland and the surrounding districts, including SR1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you fit the roof lantern I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.
