Roof lantern installation in Norwich

Roof lantern installation in Norwich comes down to what happens around the glass. A good unit sat on a poor upstand, or with the membrane or flashing cut short at the corners, will still let water in. We fit each roof lantern to the maker's instructions for fixings, packers and sealant, for homes and businesses across Norwich and the rest of Norfolk. That covers supply and fit, fit-only for a unit you already own, and swapping out a tired one. Every job starts with a written quote, so the price and scope are clear before anyone climbs a ladder.

Where our fitters travel

Fitters travel to the job, so the address is what counts. In Norwich that means postcode districts NR1, NR2 and NR3, and the same teams can just as easily take on work in Bowthorpe, about 3 miles away, or East Dereham at roughly 16 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

What we check on a supplied unit

If you have bought a roof lantern yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Frame assembled on the kerb in the maker's set order
  • Caps, end closures and ridge trims fitted and sealed
  • Glass cleaned and packaging cleared from the roof
  • Lanterns and planning — We check whether your lantern can go in without a planning application.
  • Level, not to a fall — We set or check the kerb level unless your lantern's maker says otherwise.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a roof lantern, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning, building control and Norwich

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around NR1. That is enough for a first price.

Common questions in Norwich

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
