Roof access hatch installation in Norwich

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Norwich is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every roof access hatch we install, from a new opening to a straight swap or a fit-only job. We cover Norwich, the NR1 district and the rest of Norfolk.

Coverage in and around Norwich

Jobs across NR1, NR2 and NR3 are part of our normal cover for Norwich. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bowthorpe and East Dereham are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your roof access hatches or ours

Your unit or ours, the fitting standard is the same. For supply and fit we choose a roof access hatch to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

Included in the work

  • Locks, catches or handles checked from inside and out
  • Opening and upstand sized for a clear climb-through, not just daylight
  • Hatch fixed and weathered, with the membrane dressed up the upstand
  • Access hatch or smoke vent — We confirm the hatch is only for access and not part of a building's smoke ventilation.
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.

From arrival to clean-up

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A roof access hatch goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one day.

Do you need permission in Norwich?

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around NR1 and we will come back with a quote or a survey date.

Common questions in Norwich

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Send a few photos and your NR1 postcode, and we will put together a written quote for the job.
