Roof lantern installation in Motherwell

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for roof lantern installation in Motherwell, internal finishing is listed so you can see whether it is included or left for your decorator. That way a roof lantern looks right from the room below as well as from outside. We cover Motherwell and properties throughout Lanarkshire.

Fitting across Motherwell and nearby

Covering Motherwell means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in ML1, ML4 and ML3, and are happy to quote further out in Bellshill and Hamilton. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Fit-only or supply and fit

There are two ways to do this. Supply and fit means we source a roof lantern that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Internal trims fitted to the ring beam or upstand
  • Caps, end closures and ridge trims fitted and sealed
  • Frame assembled on the kerb in the maker's set order
  • Following the build order — We assemble lanterns in exactly the sequence the instructions give.
  • Lanterns and planning — We check whether your lantern can go in without a planning application.

Fitting your roof lantern, step by step

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a roof lantern: one to two days, weather permitting.

Planning, building warrants and Motherwell

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

Help us quote accurately

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, ML1 or nearby, confirms travel.

Common questions in Motherwell

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

What if my roof opening is the wrong size for the roof lantern?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
