Coverage in and around Ascot
Fitters travel to the job, so the address is what counts. In Ascot that means postcode districts SL5, RG12 and RG42, and the same teams can just as easily take on work in Bracknell, about 3 miles away, or Egham at roughly 5 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
Buying your own, or letting us supply
Your unit or ours, the fitting standard is the same. For supply and fit we choose a roof lantern to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
Included in the work
- Upstand checked for size, level and square before the kit is opened
- Glass lifted and laid into the frame by hand or with gear
- Internal trims fitted to the ring beam or upstand
- Level, not to a fall — We set or check the kerb level unless your lantern's maker says otherwise.
- Following the build order — We assemble lanterns in exactly the sequence the instructions give.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a roof lantern, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Do you need permission in Ascot?
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SL5 or nearby, confirms travel.
Common questions in Ascot
Do I need planning permission for a rooflight in Ascot?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Can you fit the roof lantern I bought online?
Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.
How long does fitting take?
Fitting a roof lantern into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Send a few photos and your SL5 postcode, and we will put together a written quote for the job.
