Roof access hatch installation in King's Lynn

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in King's Lynn is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every roof access hatch we install, from a new opening to a straight swap or a fit-only job. We cover King's Lynn, the PE30 district and the rest of Norfolk.

Where our fitters travel

If you also own a property or a business unit in Wisbech, March or Spalding, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and PE30, PE34 and PE35 sit comfortably within that pattern.

Buying your own, or letting us supply

If you have bought a roof access hatch yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What we do on the day

  • Opening and closing tested and the controls explained
  • Gas struts or actuator fitted and adjusted for full opening
  • Electric hatches wired ready for the electrician's final connection, quoted separately
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.
  • Clear opening size — We check the hatch's clear opening rather than its outer size.

How a fitting day runs

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a roof access hatch runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Do you need permission in King's Lynn?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in PE30, and we can price it.

Common questions in King's Lynn

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Will my new roof access hatch leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Tell us your postcode, PE30 or close by, and what you want fitted. We will reply with the next steps and a quote.
