Fitting across Lancaster and nearby
Covering Lancaster means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in LA1, LA4 and LA3, and are happy to quote further out in Morecambe and Heysham. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
Fit-only or supply and fit
There are two ways to do this. Supply and fit means we source a roof access hatch that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.
What we do on the day
- Kerb checked or built square, level and to the maker's height
- Locks, catches or handles checked from inside and out
- Gas struts or actuator fitted and adjusted for full opening
- How far the lid opens — We check how far the lid swings open and what it swings over.
- Safety at the roof edge — We ask how often people will use the roof and for what.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a roof access hatch, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building control and Lancaster
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Before you get in touch
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as LA1.
Common questions in Lancaster
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
How long does fitting take?
Fitting a roof access hatch into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do I need planning permission for a rooflight in Lancaster?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
