Roof access hatch installation in Livingston

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for roof access hatch installation in Livingston, internal finishing is listed so you can see whether it is included or left for your decorator. That way a roof access hatch looks right from the room below as well as from outside. We cover Livingston and properties throughout Edinburgh & the Lothians.

Is your address covered?

Jobs across EH54, EH53 and EH52 are part of our normal cover for Livingston. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Broxburn and Bathgate are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your roof access hatches or ours

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What we do on the day

  • Electric hatches wired ready for the electrician's final connection, quoted separately
  • Gas struts or actuator fitted and adjusted for full opening
  • Opening and upstand sized for a clear climb-through, not just daylight
  • Access hatch or smoke vent — We confirm the hatch is only for access and not part of a building's smoke ventilation.
  • Safety at the roof edge — We ask how often people will use the roof and for what.

How a fitting day runs

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof access hatch is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Regulations for Livingston properties

For Scottish homes: building warrant for new rooflight openings; no warrant for replacing a rooflight complete with its frame, provided it meets the standards, including 1.6 W/m²K; planning permission in conservation areas and listed building consent for listed properties. Outside those, permitted development usually covers house rooflights, but the planning authority has the final word, so we check before you commit.

Details that speed up your quote

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around EH54. That is enough for a first price.

Common questions in Livingston

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

What if my roof opening is the wrong size for the roof access hatch?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Tell us your postcode, EH54 or close by, and what you want fitted. We will reply with the next steps and a quote.
