New rooflight in an existing roof in Trowbridge

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for new rooflight openings in Trowbridge, internal finishing is listed so you can see whether it is included or left for your decorator. That way a new rooflight looks right from the room below as well as from outside. We cover Trowbridge and properties throughout Wiltshire.

Areas around Trowbridge we cover

Jobs across BA14, BA15 and BA13 are part of our normal cover for Trowbridge. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Westbury and Melksham are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your rooflights or ours

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a new rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

On the day, we cover

  • Opening marked out, covering stripped back and the deck cut cleanly
  • Survey of joist direction, roof build-up, ceiling void and access
  • Roof membrane, felt or tiles made good and dressed up the upstand
  • Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.

From arrival to clean-up

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a new rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around BA14 and we will come back with a quote or a survey date.

Common questions in Trowbridge

Do I need planning permission for a rooflight in Trowbridge?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Do you cover Trowbridge?

Yes. Fitters travel to addresses in Trowbridge and the surrounding districts, including BA14. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
