New rooflight in an existing roof in Herefordshire

A good share of new rooflight openings in Herefordshire is replacement work. Older units go brittle or discoloured, sealed glass mists, and seals give up after years of sun and frost. Swapping the unit is often possible on the existing kerb, provided that kerb is sound, level and tall enough above the finished roof. Where it is not, we rebuild it. We cover the whole of Herefordshire, across 10 postcode districts, with fitters travelling to each address.

Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Towns we list in Herefordshire

Fitting across Herefordshire means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in England, from single domestic jobs to multi-unit commercial sites.

What's included

  • Survey of joist direction, roof build-up, ceiling void and access
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Joists or rafters trimmed with new timbers to carry the load around
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.
  • Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.

Rules that apply in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Common questions in Herefordshire

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
