New rooflight in an existing roof in Swinton

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for new rooflight openings in Swinton, internal finishing is listed so you can see whether it is included or left for your decorator. That way a new rooflight looks right from the room below as well as from outside. We cover Swinton and properties throughout Greater Manchester.

Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Covering M27 and neighbouring districts

Distance is rarely the deciding factor. A roof in Eccles, 1 mile from Swinton, gets the same survey, the same written quote and the same fitting process as one in M27, M30 and M28. What changes the price is the job itself: size of unit, roof type, access and lifting. Walkden, around 2 miles out, is treated the same way.

What we check on a supplied unit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a new rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What the job includes

  • Joists or rafters trimmed with new timbers to carry the load around
  • Insulated upstand built square, level and to the maker's height
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.

Fitting your rooflight, step by step

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a new rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes two to three days.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

What to send for a quick quote

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around M27. That is enough for a first price.

Common questions in Swinton

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Tell us your postcode, M27 or close by, and what you want fitted. We will reply with the next steps and a quote.
