New rooflight in an existing roof in Chesterfield

Cut the opening. Trim the joists or rafters. Build the upstand or fit the flashing kit. Fix the unit, seal it, finish the inside. On a new opening, that is the whole job in plain terms, and each step has to be right for the next one to work. We carry out this work in Chesterfield and across Derbyshire, either installing a unit you have bought or sourcing one for you. You get a written quote with the scope set out, and a written workmanship guarantee on the fitting with its terms on that quote.

Covering S41 and neighbouring districts

Our fitters come to you. For Chesterfield that covers S41, S40 and S43, plus nearby Staveley and Dronfield. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Already bought your unit?

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a new rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What we do on the day

  • Insulated upstand built square, level and to the maker's height
  • Opening marked out, covering stripped back and the deck cut cleanly
  • Survey of joist direction, roof build-up, ceiling void and access
  • Upstand energy performance — We build the upstand to meet the energy limit for site-built upstands, not just to hold the rooflight up.
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.

What happens on the day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a new rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Regulations for Chesterfield properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Details that speed up your quote

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, S41 or a neighbouring district.

Common questions in Chesterfield

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
