New rooflight in an existing roof in Bishop Auckland

Our guide price for new rooflight openings starts from £2,295, and the real figure for your roof in Bishop Auckland depends on a handful of things: the size and type of rooflight, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of County Durham.

Fitting across Bishop Auckland and nearby

Our fitters come to you. For Bishop Auckland that covers DL14, DL4 and DL16, plus nearby Spennymoor and Newton Aycliffe. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

What we check on a supplied unit

There are two ways to do this. Supply and fit means we source a new rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Survey of joist direction, roof build-up, ceiling void and access
  • Opening marked out, covering stripped back and the deck cut cleanly
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.
  • Warm or cold roof build-up — We find out whether the roof is insulated above or between the joists before designing the upstand.

How a fitting day runs

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a new rooflight: two to three days, weather permitting.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in DL14, and we can price it.

Common questions in Bishop Auckland

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
