Loft conversion roof windows in Scarborough

Glass is heavy, and bigger units get heavy fast. Fitting a loft roof window in Scarborough means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across North Yorkshire.

Fitting across Scarborough and nearby

Jobs across YO12, YO11 and YO13 are part of our normal cover for Scarborough. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bridlington and Beverley are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Fit-only or supply and fit

There are two ways to do this. Supply and fit means we source a loft roof window that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Insulation collars fitted so the room's insulation meets each frame
  • Underlay dressed and taped around every frame
  • Matching or combination flashing kits for windows side by side
  • Fitting stage and weather — We plan when the windows go in around the rest of the conversion.
  • Balcony-style windows — We check the rafters and the roof pitch before recommending balcony-style windows.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a loft roof window, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in YO12, and we can price it.

Common questions in Scarborough

What if my roof opening is the wrong size for the loft roof window?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do you cover Scarborough?

Yes. Fitters travel to addresses in Scarborough and the surrounding districts, including YO12. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Send a few photos and your YO12 postcode, and we will put together a written quote for the job.
