Loft conversion roof windows in Porthcawl

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Porthcawl is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every loft roof window we install, from a new opening to a straight swap or a fit-only job. We cover Porthcawl, the CF36 district and the rest of Mid Glamorgan.

Covering CF36 and neighbouring districts

Porthcawl and the districts around it, CF36, CF33 and CF31, all sit inside our working area. So does the ground between Porthcawl and Bridgend (6 miles), and on towards Maesteg (9 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Fit-only or supply and fit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a loft roof window, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the opening size and the flashing kit it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What the job includes

  • Rafters trimmed and doubled where the openings need them
  • Underlay dressed and taped around every frame
  • Linings fitted, ready for the plasterboarder or decorator
  • Approved loft drawings — We work to the window positions on your approved loft drawings or agree changes with your builder first.
  • Energy performance in a loft — We check every window meets the energy limit for roof windows in existing homes.

From arrival to clean-up

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A loft roof window goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one to two days.

Planning and building rules in Wales

Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.

Details that speed up your quote

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in CF36, and we can price it.

Common questions in Porthcawl

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Tell us your postcode, CF36 or close by, and what you want fitted. We will reply with the next steps and a quote.
