Loft conversion roof windows in County Durham

Across County Durham we fit loft roof windows for homeowners, builders, roofers and commercial clients. The trade side matters: an extension company with jobs running in several of the 15 towns we list does not want to coordinate a different fitter for each. We can take the rooflight element of every site, fitted to the maker's instructions and left ready for the next trade. Domestic customers get the same fitting standard, quoted in writing before work begins.

Towns we list in County Durham

Coverage in County Durham works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of England, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

What's included

  • Matching or combination flashing kits for windows side by side
  • Linings fitted, ready for the plasterboarder or decorator
  • Insulation collars fitted so the room's insulation meets each frame
  • Approved loft drawings — We work to the window positions on your approved loft drawings or agree changes with your builder first.
  • Energy performance in a loft — We check every window meets the energy limit for roof windows in existing homes.

Rules that apply in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Common questions in County Durham

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

What if my roof opening is the wrong size for the loft roof window?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
