Loft conversion roof windows in Cambridge

Our guide price for loft conversion roof windows starts from £1,795, and the real figure for your roof in Cambridge depends on a handful of things: the size and type of loft roof window, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of Cambridgeshire.

Areas around Cambridge we cover

Our fitters come to you. For Cambridge that covers CB2, CB4 and CB1, plus nearby Royston and St Ives. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Fit-only or supply and fit

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a loft roof window on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

On the day, we cover

  • Matching or combination flashing kits for windows side by side
  • Insulation collars fitted so the room's insulation meets each frame
  • Linings fitted, ready for the plasterboarder or decorator
  • Balcony-style windows — We check the rafters and the roof pitch before recommending balcony-style windows.
  • Combination flashings — We order combination flashings where windows sit close together.

Fitting your loft roof window, step by step

Where a job takes one to two days, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a loft roof window is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, CB2 or nearby, confirms travel.

Common questions in Cambridge

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Will my new loft roof window leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Tell us your postcode, CB2 or close by, and what you want fitted. We will reply with the next steps and a quote.
