Loft conversion roof windows in Ayr

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any loft roof window in Ayr, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Coverage in and around Ayr

Ayr and the districts around it, KA8, KA7 and KA9, all sit inside our working area. So does the ground between Ayr and Irvine (11 miles), and on towards Kilmarnock (12 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Buying your own, or letting us supply

Your unit or ours, the fitting standard is the same. For supply and fit we choose a loft roof window to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

What we do on the day

  • Rafters trimmed and doubled where the openings need them
  • Tiles or slates cut and refitted, with the roof left weathertight
  • Insulation collars fitted so the room's insulation meets each frame
  • Fitting stage and weather — We plan when the windows go in around the rest of the conversion.
  • Approved loft drawings — We work to the window positions on your approved loft drawings or agree changes with your builder first.

Fitting your loft roof window, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a loft roof window, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning, building warrants and Ayr

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

What to send for a quick quote

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, KA8 or a neighbouring district.

Common questions in Ayr

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

What if my roof opening is the wrong size for the loft roof window?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
