Frameless rooflight installation in Woking

Builders and extension firms in Woking often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a frameless rooflight on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around GU22 and the neighbouring districts are welcome.

Large single panes, lifting gear on the day

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

If you also own a property or a business unit in Chertsey, Weybridge or Guildford, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and GU22, GU21 and GU23 sit comfortably within that pattern.

Fit-only or supply and fit

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What we do on the day

  • Upstand built to the maker's drawing within its stated tolerance
  • Lifting gear arranged for heavy single panes where two people cannot safely carry
  • Roof covering turned up and finished under the glass overhang
  • Drainage at the overhang — We check how water leaves the glass where it oversails the kerb.
  • Glass weight and access — We plan the lift for a frameless pane before the delivery is booked.

From arrival to clean-up

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a frameless rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Woking?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in GU22, and we can price it.

Common questions in Woking

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What upstand height and roof pitch does frameless rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Got a unit waiting to go in, or need one sourced? Either way, start with your Woking address and a couple of photos.
