Frameless rooflight installation in Liverpool

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any frameless rooflight in Liverpool, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Covering L3 and neighbouring districts

If you also own a property or a business unit in Kensington, Birkenhead or Wallasey, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and L3, L69 and L70 sit comfortably within that pattern.

Your frameless rooflights or ours

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a frameless rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What we do on the day

  • Inside reveal formed so plaster or trim meets the glass cleanly
  • Fall set in the upstand so rain clears the oversailing glass edge
  • Glass bedded on the specified tape or sealant and fixed through the concealed frame
  • Laminated inner pane — We confirm the inner pane is laminated or otherwise suited to being overhead.
  • Tolerance on the upstand — We build frameless kerbs to the maker's tolerance rather than to normal carpentry accuracy.

How a fitting day runs

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a frameless rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Liverpool

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around L3. That is enough for a first price.

Common questions in Liverpool

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

What upstand height and roof pitch does frameless rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
