Frameless rooflight installation in Preston

Glass is heavy, and bigger units get heavy fast. Fitting a frameless rooflight in Preston means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Lancashire.

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Fitters travel to the job, so the address is what counts. In Preston that means postcode districts PR1, PR2 and PR5, and the same teams can just as easily take on work in Leyland, about 5 miles away, or Chorley at roughly 9 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

What we check on a supplied unit

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Fall set in the upstand so rain clears the oversailing glass edge
  • Glass bedded on the specified tape or sealant and fixed through the concealed frame
  • Upstand built to the maker's drawing within its stated tolerance
  • Glass weight and access — We plan the lift for a frameless pane before the delivery is booked.
  • How the reveal will look — We agree the finish at the glass edge before building anything.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a frameless rooflight: one day, weather permitting.

Do you need permission in Preston?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, PR1 or a neighbouring district.

Common questions in Preston

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

Send a few photos and your PR1 postcode, and we will put together a written quote for the job.
