Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Areas around New Cross we cover
New Cross and the districts around it, SE14, SE8 and SE4, all sit inside our working area. So does the ground between New Cross and Brockley (1 mile), and on towards Greenwich (1 mile). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
Fit-only or supply and fit
Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a frameless rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.
On the day, we cover
- Fall set in the upstand so rain clears the oversailing glass edge
- Roof covering turned up and finished under the glass overhang
- Glass bedded on the specified tape or sealant and fixed through the concealed frame
- Glass weight and access — We plan the lift for a frameless pane before the delivery is booked.
- Laminated inner pane — We confirm the inner pane is laminated or otherwise suited to being overhead.
A typical installation day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a frameless rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Details that speed up your quote
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around SE14 and we will come back with a quote or a survey date.
Common questions in New Cross
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
Send a few photos and your SE14 postcode, and we will put together a written quote for the job.
