Frameless rooflight installation in Omagh

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Omagh is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every frameless rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Omagh, the BT78 district and the rest of County Tyrone.

Covering BT78 and neighbouring districts

Covering Omagh means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in BT78, BT79 and BT76, and are happy to quote further out in Enniskillen and Dungannon. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Buying your own, or letting us supply

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a frameless rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Glass bedded on the specified tape or sealant and fixed through the concealed frame
  • Upstand built to the maker's drawing within its stated tolerance
  • Kerb squared across the diagonals before the glass is ordered or fitted
  • Drainage at the overhang — We check how water leaves the glass where it oversails the kerb.
  • How the reveal will look — We agree the finish at the glass edge before building anything.

From arrival to clean-up

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a frameless rooflight: one day, weather permitting.

Do you need permission in Omagh?

In Northern Ireland, the energy standard for a new or replacement rooflight or roof window in an existing home is WER Band C or a U-value of 1.6 W/m²K, under Technical Booklet F1. Cutting a new opening alters the roof structure, so a building control application is expected; confirm with the council's building control team. Planning permitted development covers many rooflights on houses if they stay below the ridge, project no more than 15 cm on a road-facing slope and sit at least 0.5 m from the ridge, eaves and verges.

Help us quote accurately

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in BT78, and we can price it.

Common questions in Omagh

What if my roof opening is the wrong size for the frameless rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Will my new frameless rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Send a few photos and your BT78 postcode, and we will put together a written quote for the job.
