Frameless rooflight installation in Rhyl

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Rhyl is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every frameless rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Rhyl, the LL18 district and the rest of Clwyd.

Large single panes, lifting gear on the day

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Where our fitters travel

If you also own a property or a business unit in Prestatyn, Colwyn Bay or Llandudno, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and LL18, LL19 and LL17 sit comfortably within that pattern.

What we check on a supplied unit

If you have bought a frameless rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Kerb squared across the diagonals before the glass is ordered or fitted
  • Lifting gear arranged for heavy single panes where two people cannot safely carry
  • Upstand built to the maker's drawing within its stated tolerance
  • How the reveal will look — We agree the finish at the glass edge before building anything.
  • Drainage at the overhang — We check how water leaves the glass where it oversails the kerb.

From arrival to clean-up

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a frameless rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Do you need permission in Rhyl?

For a Welsh home, start with where the house is. In a conservation area, National Park, AONB or World Heritage Site, a rooflight needs planning permission; outside those, permitted development usually covers one that projects 150 mm or less. Side-facing roof windows within 10.5 m of a boundary must be obscure-glazed and fixed. New openings need building regulations approval, and replacements we fit are notified with a building notice, as we are not registered with a competent person scheme. We confirm all of this for your address.

Getting a price from photos

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as LL18.

Common questions in Rhyl

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you fit the frameless rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
