Flat rooflight installation in Aston

Already bought a flat rooflight, or still deciding which one to get? Both are fine. For flat rooflight installation in Aston we either source a suitable unit and install it, or fit the one waiting in your garage. Fit-only jobs are usually priced from your photos and measurements, while supply-and-fit and replacement jobs get a free survey first. Whichever route you take, the opening, the upstand or flashing, and the delivery are checked before anything is fixed down. Properties in B6 and the surrounding districts are covered on the same terms.

Where our fitters travel

Aston and the districts around it, B6, B7 and B19, all sit inside our working area. So does the ground between Aston and Birmingham (1 mile), and on towards Smethwick (4 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Your flat rooflights or ours

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What we do on the day

  • Unit bedded on the specified sealant or tape and screw-fixed
  • Membrane, felt or GRP finished to the frame the way the maker shows
  • Reveal lined and trimmed inside, with the glass left clean
  • Weight of large panes — We check the weight of the unit against how we will get it onto the roof.
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.

From arrival to clean-up

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a flat rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Aston

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

What to send for a quick quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as B6.

Common questions in Aston

Do I need planning permission for a rooflight in Aston?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
