Flat rooflight installation in Swansea

Our guide price for flat rooflight installation starts from £995, and the real figure for your roof in Swansea depends on a handful of things: the size and type of flat rooflight, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of Swansea & Neath Port Talbot.

Where our fitters travel

Jobs across SA1, SA2 and SA5 are part of our normal cover for Swansea. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Clydach and Briton Ferry are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your flat rooflights or ours

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Upstand checked or built to the maker's internal and external sizes
  • Membrane, felt or GRP finished to the frame the way the maker shows
  • Unit bedded on the specified sealant or tape and screw-fixed
  • Pitch of the glass — We make sure the glass will sit at the pitch its maker asks for.
  • Weight of large panes — We check the weight of the unit against how we will get it onto the roof.

Fitting your flat rooflight, step by step

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a flat rooflight: one day, weather permitting.

Planning, building control and Swansea

For a Welsh home, start with where the house is. In a conservation area, National Park, AONB or World Heritage Site, a rooflight needs planning permission; outside those, permitted development usually covers one that projects 150 mm or less. Side-facing roof windows within 10.5 m of a boundary must be obscure-glazed and fixed. New openings need building regulations approval, and replacements we fit are notified with a building notice, as we are not registered with a competent person scheme. We confirm all of this for your address.

What to send for a quick quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as SA1.

Common questions in Swansea

Does a rooflight need building regulations approval?

In Wales a new opening generally needs building regulations approval. A replacement must be self-certified by a scheme-registered installer or covered by a building notice. We are not registered with a scheme, so replacements we fit go through a building notice, and the council's fee is shown on your quote.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Will my new flat rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
