Flat rooflight installation in Felling

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for flat rooflight installation in Felling, internal finishing is listed so you can see whether it is included or left for your decorator. That way a flat rooflight looks right from the room below as well as from outside. We cover Felling and properties throughout Tyne and Wear.

Fitting across Felling and nearby

Felling and the districts around it, NE10, NE8 and NE9, all sit inside our working area. So does the ground between Felling and Gateshead (1 mile), and on towards Newcastle upon Tyne (2 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

What we check on a supplied unit

There are two ways to do this. Supply and fit means we source a flat rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Membrane, felt or GRP finished to the frame the way the maker shows
  • Upstand checked or built to the maker's internal and external sizes
  • Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
  • Ceiling and reveal depth — We measure the depth from the kerb top to the ceiling to plan the reveal.

A typical installation day

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a flat rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Planning, building control and Felling

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in NE10, and we can price it.

Common questions in Felling

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

How long does fitting take?

Fitting a flat rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
