Flat rooflight installation in Sudbury

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Sudbury is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every flat rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Sudbury, the CO10 district and the rest of Suffolk.

Coverage in and around Sudbury

Sudbury and the districts around it, CO10, IP7 and IP29, all sit inside our working area. So does the ground between Sudbury and Colchester (13 miles), and on towards Haverhill (13 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

What we check on a supplied unit

Your unit or ours, the fitting standard is the same. For supply and fit we choose a flat rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

On the day, we cover

  • Upstand checked or built to the maker's internal and external sizes
  • Membrane, felt or GRP finished to the frame the way the maker shows
  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.

Fitting your flat rooflight, step by step

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A flat rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one day.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

What to send for a quick quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as CO10.

Common questions in Sudbury

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
