Flat rooflight installation in Archway

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Archway is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every flat rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Archway, the N19 district and the rest of Greater London.

Fitting across Archway and nearby

Distance is rarely the deciding factor. A roof in Highgate, 1 mile from Archway, gets the same survey, the same written quote and the same fitting process as one in N19, N6 and NW5. What changes the price is the job itself: size of unit, roof type, access and lifting. Holloway, around 1 mile out, is treated the same way.

Buying your own, or letting us supply

There are two ways to do this. Supply and fit means we source a flat rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Reveal lined and trimmed inside, with the glass left clean
  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Product paperwork handed over and warranty registration explained
  • Ceiling and reveal depth — We measure the depth from the kerb top to the ceiling to plan the reveal.
  • Weight of large panes — We check the weight of the unit against how we will get it onto the roof.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a flat rooflight: one day, weather permitting.

Planning, building control and Archway

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Details that speed up your quote

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around N19 and we will come back with a quote or a survey date.

Common questions in Archway

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do I need planning permission for a rooflight in Archway?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Ask for a quote for your Archway roof. Survey dates are offered based on fitter availability once you are happy with the price.
