Fit-only rooflight installation in Archway

Our guide price for fit-only rooflight installation starts from £445, and the real figure for your roof in Archway depends on a handful of things: the size and type of rooflight, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of Greater London.

Is your address covered?

Distance is rarely the deciding factor. A roof in Highgate, 1 mile from Archway, gets the same survey, the same written quote and the same fitting process as one in N19, N6 and NW5. What changes the price is the job itself: size of unit, roof type, access and lifting. Holloway, around 1 mile out, is treated the same way.

Already bought your unit?

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Opening and upstand measured against the maker's drawing, timber to timber
  • Upstand height, level and fall checked, and squareness confirmed across the diagonals
  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.

From arrival to clean-up

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes half a day to a day.

Regulations for Archway properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, N19 or a neighbouring district.

Common questions in Archway

Do you cover Archway?

Yes. Fitters travel to addresses in Archway and the surrounding districts, including N19. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
