Flat rooflight installation in Hove

Glass is heavy, and bigger units get heavy fast. Fitting a flat rooflight in Hove means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across East Sussex.

Where our fitters travel

Looking at a property near Hove but not quite in it? We work across BN3, BN1 and BN41 and outwards to Brighton, Portslade and Shoreham-by-Sea. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Hove.

Fit-only or supply and fit

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What we do on the day

  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Product paperwork handed over and warranty registration explained
  • Unit bedded on the specified sealant or tape and screw-fixed
  • Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
  • Fixed or opening — We ask whether you need ventilation before you settle on a fixed unit.

From arrival to clean-up

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a flat rooflight: one day, weather permitting.

Do you need permission in Hove?

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BN3 or nearby, confirms travel.

Common questions in Hove

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
