Conservation rooflight installation in Hove

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Hove is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every conservation rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Hove, the BN3 district and the rest of East Sussex.

Areas around Hove we cover

Fitters travel to the job, so the address is what counts. In Hove that means postcode districts BN3, BN1 and BN41, and the same teams can just as easily take on work in Brighton, about 1 mile away, or Portslade at roughly 2 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Fit-only or supply and fit

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a conservation rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

On the day, we cover

  • Inside lining fitted to suit the room's ceiling or exposed rafters
  • Slates or tiles lifted carefully and kept for reuse where possible
  • Rafters trimmed with timbers that suit the existing roof
  • Reusing the original covering — We plan to reuse the existing slates or tiles wherever we can.
  • Listed building consent — We confirm listed building consent is in place before fitting any rooflight on a listed building.

From arrival to clean-up

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a conservation rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Hove

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Help us quote accurately

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, BN3 or a neighbouring district.

Common questions in Hove

How long does fitting take?

Fitting a conservation rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you cover Hove?

Yes. Fitters travel to addresses in Hove and the surrounding districts, including BN3. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Tell us your postcode, BN3 or close by, and what you want fitted. We will reply with the next steps and a quote.
