Fit-only rooflight installation in West Yorkshire

A good share of fit-only rooflight installation in West Yorkshire is replacement work. Older units go brittle or discoloured, sealed glass mists, and seals give up after years of sun and frost. Swapping the unit is often possible on the existing kerb, provided that kerb is sound, level and tall enough above the finished roof. Where it is not, we rebuild it. We cover the whole of West Yorkshire, across 84 postcode districts, with fitters travelling to each address.

Towns we list in West Yorkshire

From the larger towns to the smaller places in between, we take on rooflight fitting across West Yorkshire. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in England, where they arise, are covered by arrangement, and we tell you that before quoting.

What we do on the day

  • Upstand height, level and fall checked, and squareness confirmed across the diagonals
  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.

Rules that apply in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Common questions in West Yorkshire

Do I need planning permission for a rooflight in West Yorkshire?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
