Fit-only rooflight installation in Lancashire

We cover 40 postcode districts across Lancashire, and we fit rooflights in all of them. The work itself does not change from one district to the next. A rooflight still needs a correctly sized opening, an upstand or flashing to suit the roof, and sealing that matches the covering. What does change is access: terraced streets, long gardens, steep pitches, tight parking. We price that honestly in the written quote rather than averaging it out across every job.

Towns we list in Lancashire

From the larger towns to the smaller places in between, we take on rooflight fitting across Lancashire. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in England, where they arise, are covered by arrangement, and we tell you that before quoting.

What's included

  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.

Rules that apply in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Common questions in Lancashire

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Do I need planning permission for a rooflight in Lancashire?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
