Fit-only rooflight installation in Haydock

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Haydock is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Haydock, the WA11 district and the rest of Merseyside.

Covering WA11 and neighbouring districts

Fitters travel to the job, so the address is what counts. In Haydock that means postcode districts WA11, WA12 and WA9, and the same teams can just as easily take on work in Ashton in Makerfield, about 2 miles away, or St Helens at roughly 2 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Fit-only or supply and fit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What we do on the day

  • Roof membrane dressed up the kerb and finished under the drip edge
  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Access and lifting — We check how the unit gets from your drive to the roof.
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.

Fitting your rooflight, step by step

Where a job takes half a day to a day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Details that speed up your quote

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, WA11 or nearby, confirms travel.

Common questions in Haydock

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Send a few photos and your WA11 postcode, and we will put together a written quote for the job.
