Coverage by arrangement
Jobs in Kirkwall, including KW15, KW17 and KW16, are taken on by arrangement rather than as routine cover. Send the postcode, photos and sizes; we confirm whether and when a fitting team can travel, and the travel cost is set out in the written quote before you agree to anything.
Buying your own, or letting us supply
There are two ways to do this. Supply and fit means we source a rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.
What we do on the day
- Roof membrane dressed up the kerb and finished under the drip edge
- Check of the delivered unit, glass, fixings pack and instructions before work starts
- Opening and upstand measured against the maker's drawing, timber to timber
- Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
- Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.
Fitting your rooflight, step by step
Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take half a day to a day.
Regulations for Kirkwall properties
In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.
Details that speed up your quote
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in KW15, and we can price it.
Common questions in Kirkwall
Do you cover Kirkwall?
By arrangement. Kirkwall is one of the island or remote locations we take on case by case. Send the address, photos and sizes; we confirm travel, dates and any ferry or accommodation costs in the written quote before you commit.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
Tell us your postcode, KW15 or close by, and what you want fitted. We will reply with the next steps and a quote.
