Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Coverage by arrangement
Kirkwall is covered by arrangement. Tell us the address and we will confirm travel, dates and any ferry or accommodation costs before quoting. Many island and remote jobs can be priced from photos first, so nobody travels until the scope is clear.
What we do on the day
- Access, edge protection and fragile-roof covers planned before work starts
- New units fitted, sealed and weathered into the roof covering
- Old units removed, with waste taken off site
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
How a fitting day runs
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a commercial rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Planning, building warrants and Kirkwall
Rooflight work on non-domestic buildings and blocks of flats in Scotland is covered by the domestic or non-domestic Technical Handbook, depending on the building: a building warrant for new openings, energy limits for the glazing and fire checks near boundaries. Replacements complete with frames have their own rules. We set out what applies before work starts.
Getting a price from photos
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around KW15 and we will come back with a quote or a survey date.
Common questions in Kirkwall
What if my roof opening is the wrong size for the commercial rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
