Fit-only rooflight installation in Hitchin

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Hitchin is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Hitchin, the SG5 district and the rest of Hertfordshire.

Covering SG5 and neighbouring districts

Our fitters come to you. For Hitchin that covers SG5, SG4 and SG6, plus nearby Letchworth Garden City and Stevenage. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Already bought your unit?

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Upstand height, level and fall checked, and squareness confirmed across the diagonals
  • Access and lifting — We check how the unit gets from your drive to the roof.
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.

From arrival to clean-up

Where a job takes half a day to a day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Do you need permission in Hitchin?

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

What to send for a quick quote

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, SG5 or a neighbouring district.

Common questions in Hitchin

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Do I need planning permission for a rooflight in Hitchin?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Send a few photos and your SG5 postcode, and we will put together a written quote for the job.
