Fit-only rooflight installation in Greenwich

Glass is heavy, and bigger units get heavy fast. Fitting a rooflight in Greenwich means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Greater London.

Areas around Greenwich we cover

Jobs across SE10, SE8 and SE14 are part of our normal cover for Greenwich. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Lewisham and New Cross are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your rooflights or ours

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

Included in the work

  • Roof membrane dressed up the kerb and finished under the drip edge
  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Details that speed up your quote

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around SE10 and we will come back with a quote or a survey date.

Common questions in Greenwich

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

Send a few photos and your SE10 postcode, and we will put together a written quote for the job.
