Fitting across Harlow and nearby
Fitters travel to the job, so the address is what counts. In Harlow that means postcode districts CM20, CM18 and CM17, and the same teams can just as easily take on work in Hoddesdon, about 5 miles away, or Ware at roughly 6 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
Your rooflights or ours
There are two ways to do this. Supply and fit means we source a rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.
On the day, we cover
- Roof membrane dressed up the kerb and finished under the drip edge
- Opening tested where relevant, packaging taken away and paperwork handed back
- Unit bedded on the sealant or tape the maker specifies, then screw-fixed
- Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.
- Access and lifting — We check how the unit gets from your drive to the roof.
Fitting your rooflight, step by step
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes half a day to a day.
Do you need permission in Harlow?
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Before you get in touch
A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, CM20 or a neighbouring district.
Common questions in Harlow
Do you cover Harlow?
Yes. Fitters travel to addresses in Harlow and the surrounding districts, including CM20. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Do I need planning permission for a rooflight in Harlow?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Send a few photos and your CM20 postcode, and we will put together a written quote for the job.
